The automatic garage door of my villa is stuck and now it will not go up or down so has to be left open all the time exposing all the bikes, skateboards etc.  I am now having an argument with my landlord as to who is liable as he says this is not a ‘major’ repair?

You need to have a close look at your contract and see what the landlord put down as major repairs.  Commonly ‘Major maintenance’ is described as major plumbing, electrical including air-conditioning and the repairs to the main structure of the property.  It could be that the problem with the garage door is a fuse problem which would be deemed as ‘minor’.  However do check the contract as many contracts have ‘additional clauses’.
